OAKS Property Management

TLDR: Imho keep away from this business. I am a new home owner in a large development where Oaks Development signed themselves on as society management for 5 years (don't ask me how they are allowed to do that). I have had unpleasant experiences with Sunbera, Aanand and Vijay sorry to say. It just comes down to them being incredibly difficult to work with. They are unorganised and try their best to be opaque when home owners ask for information. There have been issues of health and safety, parking, undelivered common facilities and unsatisfactory services/contracts that have dragged on for 9months counting. May change review in future, but this past 9 months have led me to leave such a review.

What a terrible experience I had with Oaks Property Managerment—in just ten months, they changed three different Property Maneger to management my house. Manager Sunbera gave me assurances before I signed the contract that there would be no fixed term and that the agreement would expire upon the tenant's departure. She also stated that the contract could not be modified just on paper. My house was recently renovated and not allowed pets. within 10 months kitchen, lounge, laundry all flooring was damaged, the wall had more than 200 pinholes also they have pet living there etc. every time inspection my property Manager no any sense about all door got scratches from the dog and whole house have dog smells. Dispute with the property manager. It's absurd that the manager doesn't seem to care and is renting my house again without my approval. They don't have managerial skills and don't perform their duties; they only worry about acquiring the customer.

Firstly I am disgusted with the lack of communication & the customer service displayed from your company and the misleading information given on the trade me website to the viewing time confirmation which was sent to me by email via viewing tracker 2 days ago. Secondly, I had to take time off from work to attend this viewing at 12.30pm from Henderson to only have wasted my time and petrol driving all that way, my family also attended and could have used the time to remain at work. 12.20pm - I arrived at the property which wasn't marked clearly with NO unit number, found another young female waiting outside who confirmed that the Unit on the corner is the one for viewing, we had other people who were just arriving and trying to look for this Unit walking up and down the road, in total there were 7 people who arrived to this viewing, no sign of the property manager at this point. 12.30pm - We spoke to the family inside the Unit who confirmed they had only moved in 2 days ago, like seriously, the people viewing the Unit were in shock to find that the Unit had already been tenanted and what a waste of time it was. 12.35pm - There was no property manager on site and there was no call received from him either. 12.40pm - I then contacted your office and spoke to a rude & abrupt female on reception who was no help at all, she mentioned that all the managers were not available, she then tried to call the property manager for this Unit who was not available either. I found her not pleasant to deal with at all, she mentioned that she had no idea where the property is and could not help at all. I asked her to have the property manager call me and left her my details, I have not received a call from the property manager and it is now 7.09pm. To think I wasted my time again writing this email to you which I am sure will be swept under the carpet. Your company & service is appalling and ridiculous, I will definitely be leaving a review on all the website platforms on my terrible experience today and I hope to never deal with your company in future if this is the way you do business. Thanks for wasting my time!

Oaks is a complete joke, Lily lang and Christine in particular are down right incompetent and slanderous, the properties they manage are toxic and rented out to crack heads and scum bags not fit for any family that’s for sure, be aware of renting off these two clowns

If anyone is seeking for disappointing rental property management service, then Oaks will be your top option to consider. They are worthless!! Their about us story is fake; they take zero responsibility of their lack of service. Stay away from Oaks if you want to be stress free!
